- Villa Corallina” - Marina di Bibbona (LI)
Progetto di Restauro e amplliamento per uso abitativo, interventi strutturali, Progetto d'interni, degli esterni e del paesaggio
Edificio risalente al 1920, già villa dei Marchesi Ginori, trasformata in seguito in (Kinderheim) colonia estiva per bambini, immersa nel verde di Marina di Bibbona, prospiciente il litorale marino.
Lo stato preesistente all’intervento, trovava la villa in condizioni di completo abbandono, sia per quanto riguarda l’edificio che per quanto attiene all’area verde circostante, composto da una pineta di 6000 mq e “macchia mediterranea”.
Il luogo, caratterizzato da dune sabbiose con pini e ginepri, è denominato nel PRG locale “zona delle dune pinetate”.
Il sito oggetto dell’intervento è sottoposto a diversi vincoli, di natura ambientale e paesaggistica; il progetto è stato attuato in adesione a detti vincoli.
Sono stati effettuati interventi generali e puntuali su tutta l’area esterna e sul verde in generale, ove era necessario intervenire per la sopravvivenza delle essenze e delle specie arboree presenti sul luogo.
La zona prospiciente il mare, i camminamenti e le pavimentazioni intorno alla villa sono state oggetto di interventi puntuali particolarmente curati sotto l’aspetto paesaggistico.
La piscina è stata posta ad ovest della villa, adiacente alla stessa: per la posa non sono stati effettuati scavi ma è stato sfruttato un avvallamento naturale delle dune.
La piscina è stata inserita nel verde, in un luogo ben preciso, ove i ginepri formano un “anfiteatro” naturale ad avvolgere la stessa.
Il solarium in legno che circonda la vasca è appoggiato su una struttura di “palafitte” in legno conficcate nella sabbia.
Dietro ai ginepri ben “mimetizzati” sono stati collocati i pannelli fotovoltaici per la produzione di energia elettrica.
Sono stati attuati anche iterventi di consolidamento delle strutture di copertura e dei solai, l’ampliamento delle zone porticate, il ripristino delle facciate esterne e delle coperture e la ricostituzione degli impianti generali.
La trasformazione a destinazione abitativa, ha reso necessaria una redistribuzione interna degli ambienti e nello stesso tempo, una trasformazione stilistica degli stessi, più aderenti alle esigenze della committenza.
Ciò ha coinvolto l’intero edificio, composto da due piani e sottotetti.
Il progetto degli interni ha curato anche il disegno del particolare, tutto è stato disegnato: pavimenti, rivestimenti, soffitti, serramenti e mobili in legno.
Sono stati utilizzati elementi di recupero per la realizzazione del caminetto o della zona balcone nel porticato oppure per alcuni gradini e soglie interne alla villa.

Project of Restoration and living extension for residential purposes, structural interventions, inside and external project and of landscape
Building dating from 1920, known as Marchesi Ginori's Villa, now transformed into (Kinderheim) summer camp for children, immersed in Bibbona's green, overlooking the sea shore.
The state before the intervention, found the villa in complete abandonment conditions, both for the building in relation to the surrounding greenery, composed of a pine forest of 6000 mq and "mediterranean maquis".
The place, characterized by sand dunes with pine and juniper, is called in the local PRG "dune area pine woods." The site for which is done the intervention is subjected to several constraints, environmental and landscape type; the project was implemented in adherence to these constraints.
General and specific works was carried out over all the outside area and on green in general, where action was needed for the survival of species and tree species present on the site.
The area overlooking the sea, the walkways and pavements around the villa were the subject of specific interventions particularly well done on the landscape aspect.
The pool was located to the west of the house, adjacent to the same: for the installation were not carried out excavations but has been exploited a natural hollow of the dunes.
The pool has been inserted in the green, in a particular place, where the junipers form an "amphitheater" natural winding the same.
The wooden deck surrounding the tub is supported on a structure of wood "stilts" stuck in the sand.
Behind the junipers well "camouflaged" were placed photovoltaic panels to the production of electric energy.
There have been implemented also consolidation works for roof structures and floors one, the expansion of the arcades areas, the restoration of the external facades and of the shells, the reconstitution of the general plants.
The transformation for residential use, has necessitated an internal redistribution of the environments and at the same time, a style transformation of the same, closer to the needs of the client.
This has involved all the building, composed of two floors and attics.
The interior design also oversaw the design of the particular, everything has been designed: floors, walls, ceilings, windows and wooden furniture.
Recovery elements were used for the realization of the fireplace or the area in the balcony or porch for some steps and internal thresholds to the villa.
